If you've ever experienced a water loss in your home, you may have heard some unfamiliar jargon used by your insurance company, agent, adjuster or restoration provider. Water losses fall into three categories: Category 1 (clean water) , Category 2 (gray water), or Category 3 (or black water). These categories describe the water composition and source and will dictate how the repair and restoration will be handled.

Category 1 (clean water) loss describes water that initially poses no harm to human health. This type of loss could originate from a water supply line, sprinkler systems,  overflows (from sinks, toilets, toilet tanks, etc.) containing no contaminants or additives, melting snow or rain. If a Category 1 loss is left untreated for 48 hours or more, it may become a Category 2 loss. Reaction time is key when dealing with a water loss!

Category 2 (gray water) loss describes water that has been contaminated significantly. A category 2 loss could be the result of discharge or overflows from dishwashers, washing machines or toilet bowls, a sump pump failure, or a spill from an aquarium or fish tank. Gray water often contains microorganisms, nutrients for microorganisms, chemicals, bio-contaminants and other contaminants/additives and is not suitable for human consumption. Category 2 losses that are left untreated may become Category 2 losses within 48 hours (or less!).

Category 3 (black water) loss refers to water that contains sewage and other heavily contaminated water sources. Black water is extremely unsanitary and typically contains pathogenic agents. Category 3 losses may be the result of toilet backflows, flooding from sea water, rivers or lakes or ground surface water entering or affecting the indoor environment. Flooding from natural water sources such as rivers, streams, lakes or the sea will contain silt and organic matter, creating black water conditions within the home or property. Black water could cause death or serious illness if consumed.

Here are some suggestions on keeping your dryer working properly - and safely.

 *The easiest, and admittedly most obvious, is to clean the dryer's lint trap after every use. Lint builds up with each new use, reducing the unit's efficiency, causing it to operate at elevated temperatures and potentially overheat.

*Use the dryer appropriately, and only put in items that are safe and approved to be dried in a dryer. If you're not sure about an item, make sure to check the item's washing instructions. If you're still not sure, go online and check out the manufacturer's website. Foam-backed rugs are one of the items not to place in your dryer. Are you sure all of your smoke detectors are working?

There’s few better ways to protect your home -- and even more importantly -- your loved ones inside, than having working smoke detectors.

According to the National Fire Protection Association (NFPA), over a period from 2007-2011, three of every five home fire deaths were caused by fires in homes without smoke alarms or ones that were no longer working.

Most everyone knows what smoke detectors do (they alert occupants to smoke moving through a house), but often times we forget to make sure they are still in good working order. Because this is national Fire Prevention Week, the NFPA is focusing on smoke detectors to ensure homes and other structures are protected as best as they can be.

Fire officials recommend:

  1. Install smoke alarms in every bedroom. Also put them outside each sleeping area and on every level of your home.
  2. Inspect them once a month to ensure the battery hasn’t died.
  3. Replace them at least every ten years.

Do you have an evacuation route planned?

Three out of four Americans have taken the time to plan their escape route, but less than half have ever taken the time to actually practice it, according to the National Fire Protection Association. Please, have an escape plan and practice it. The time it takes is nothing when it comes to keeping your loves ones safe.

But today, we want to talk about the need for having an evacuation route for your family to be able to meet back up again in a safe location. Living here in Southern California means we always face some danger from wildfires, floods and earthquakes. Are you prepared to be able to meet up if we have a wildfire burn into an urban setting? That's exactly what happened in the 2003 Old Fire that destroyed nearly a thousand homes, many in San Bernardino. Or in 2010, major floods and mudslides shut down much of Highland, preventing people from getting home for a long time.

Here is what you need to do:

1) Have a designated place to meet. Somewhere with open space that is close to major roadways would be best.

2) Know how to get there from multiple directions. The most well-traveled route may not be passable.

3) Always keep your vehicle's fuel tank full. In times of emergency, refueling may be difficult to impossible. Lines at a gas station may be enormous, or, power to the gas station may be down, preventing you from fueling up.

4) Communication is critical but can be problematic in an emergency. Have a person outside of the area where you live be a central contact for everyone in your family. It's best to have a cell phone number for the contact because even when phone lines are overloaded, text messages are often more likely to go through. That also goes for communicating with your direct family - use text messaging if you need to reach them while heading to the designated meeting place.

5) If possible, bring your evacuation kit from home so you have supplies. And of course, don't forget your pets and whatever pet supplies you can bring for them!

No one likes to think about these sorts of things. But having a plan in place can go a long way toward dealing with the unfortunate realities if something catastrophic occurs.

The arrival of fall means so many things. Holidays approach. The nights get colder and eventually, even the days do, too.

Fire Damage Important Tips For Christmas Tree Safety Burning Christmas Tree

Did you know that Christmas trees are the cause of more than 200 structure fires a year?

Keep your home and family safe this holiday season by following these simple steps.

1. When picking a Christmas tree, choose one with fresh, green needles. The best way to check their dryness level is easy: just touch the needles. If they fall off, the tree is too dry already. If you’re going with an artificial tree, please make sure it’s fire retardant, which should be identified by the manufacturer. No label or identifying information? Choose another please.

2. Refresh the tree by making a fresh cut, taking one inch off the butt and immediately place in water. This improves water uptake and is especially important if the tree is purchased from a lot.

3. Water your tree daily. Southern California is a particularly dry area, and trees will go through the water you put into the stand pretty quickly.

4. Make sure you put the tree at least three feet away from heat or light sources, such as candles, fireplaces, radiators and heat vents.

5. Use indoor lights for the tree, and never leave your house or go to bed without turning them off first. Get rid of any strands of lights that have broken or damaged cords, and don’t connect more than three strands together.

After Christmas, it’s time to get the tree out of the house (and definitely once it starts losing needles). Don’t store it in your garage. Get it outside and check with your local municipality to see when they will come around to pick up and recycle the tree.

Lastly, make sure to enjoy these coming weeks leading up to the Christmas holiday! They can be stressful, but remember what they are about: you and your loved ones celebrating safely together!

Fire Damage Jeff Padgett Aids in Clean Up of Local School Arson Fire Arson Fire in Modular Unit

In the early hours of Wednesday, March 18, 2015, a fire broke out at a local high school. Firefighters arrived on scene to find a school bus, a metal storage container and a classroom engulfed in flames. Once the flames were put out, a call was placed to Jeff Padgett. The classroom had nearly burned to the ground and was in obvious need of help before the district’s spring break ended that coming Monday, March 23rd. Owner and Head of Production, Tim Padgett, responded and determined the classroom to be a total loss as damages incurred as a result of the fire would cost more to repair than to replace the structure. Adjoining classrooms were also affected as the smell of smoke permeated throughout the air ducting system. Our crews immediately went to work demolishing the charred classroom and cleaning and deodorizing the others that were affected. By Saturday evening, the lot that once held a classroom for Spanish lessons was completely empty and properly secured. The two other affected classrooms were completely clean and free of the smoky odor. School could once again commence as if nothing had happened. We’re there for our community when they need us. Car Seat Installation Tips

Car crashes are the leading cause of mortality for children under the age of 12, according to the National Highway Traffic Safety Administration (NHTSA). Securing children in car seats dramatically reduces the risk of death —possibly 71 percent for infants and 54 percent for toddlers.

The effectiveness of child restraints in passenger only works as long as the seats are properly installed.

A recent NHTSA study found that 20 percent of parents hadn’t read the manufacturer’s instructions for installation and use but a whopping 90 percent of parents were confident they’d installed their children’s safety seats correctly . Given this disparity, safety experts encourage parents to carefully check their kids’ car seats and booster seats.
Check the installation.
NHTSA found these to be the most common mistakes in the use of child restraints:

  • Harness straps too high or too low. They should be positioned at or below the baby’s shoulders in rear-facing seats and at or above the child’s shoulders in forward-facing seats.
  • Harness clips fastened over the stomach. Clips should always be used and fastened over the child’s chest.
  • Excessive seat movement. Seats that move more than an inch in any direction are not secure and need to be anchored snugly.
  • Slack of two inches or more in the harness strap. Excess room in the straps indicates they are too loose and need to be fitted more snugly. (see photo at right)
  • Lap belts fastened over the stomach; shoulder belts too close to the face or neck. Lap belts should be fastened over the thighs and shoulder belts over the chest.

Check the size.

As quickly as children grow, parents need to periodically check that their passengers are still in the right-size seat. Use these guidelines:

  • Rear-facing car seat
    Infant-only seats are rear-facing; convertible and 3-in-1 seats also can handle more height and weight, so children can remain facing the rear longer—until they outgrow the car seat.
  • Forward-facing car seat
    Children should remain in rear-facing seats until they reach the manufacturer’s height and weight limits. Then switch to forward-facing seats with a harness.
  • Booster seat
    When children reach the height and weight limits of their forward-facing car seats with a harness, they can move to backseat booster seats.
  • Seat belt
    Children should remain in a booster until they’re big enough to fit into seat belts correctly.?

Children 12 and under should always ride in the backseat, where it’s safer.

Twitter announced the launch of the new Twitter Alerts this past September. Designed to supplement existing emergency notification systems, Twitter Alerts allows law enforcement bodies, public safety and emergency management organizations, governments and other federal, state and local agencies to provide alerts via text message and push notifications during emergencies to subscribed users. Users can sign up to receive these alerts from the accounts of their choice. When those accounts send out a tweet labelled as an alert, users will then receive a SMS or push notification along with the tweet on their Twitter stream, marked by a orange bell icon.

A number of organizations within the United States and abroad have enabled alerts on their Twitter accounts. You can find the full list of participating organizations here. Subscribing for these alerts is fairly straight-forward and only takes a few moments. Simply sign in to your Twitter account, then head to the Alerts set up page for the organization you’re interested in receiving emergency notifications from. This page can be found by adding “/alerts” to the organization’s Twitter URL.

For example, if you wish to subscribe to Twitter alerts from FEMA, you would sign up at https://twitter.com/fema/alerts.

Once on the set up page, simply click the blue “Activate Alerts from @fema” button. If you have no mobile phone number linked to your account, you will be prompted to add one, allowing the system to send you alerts via SMS. In order to receive Twitter alerts via push notification, you must be using Twitter for iPhone version 5.10 or higher, and Twitter for Android 4.1.6 or higher.

Twitter can be a valuable source of real-time information and with this new alert system, it can provide lifesaving information for you and your family.

After The Storm

The first major storm of the winter has passed, and now is a good time to make sure your home doesn’t have any leaks because mold spreads quickly.

If your home has an attic or ceiling, head there first. Look for obvious leaking signs or any water spotting. Survey the rest of the home to be sure you don’t have a problem.

Hopefully, you have already cleared out your gutters. If not, either get up on the roof yourself to remove the leaves that can cause a build-up leading to water finding its way into your home – or hire someone to do it. This is a common cause for leaks – during heavy rain, the water has to go somewhere, and its beyond frustrating, let alone expensive, when it gets into your house.

While you’re on the roof, if its shingled, inspect all of it to ensure none of the shingles have blown off. Given the recent wind storms we had, that’s always a possibility. If you have a chimney, make sure there are no gaps, and seal them as soon as possible if you find one.

Don’t forget to make sure your patio drains aren’t clogged from leaves. This time of year, a lot of trees are losing their leaves. With all of the rain, it’s possible the drain could get clogged.

Oh, and hopefully you also turned off your sprinklers if they are on a timer. There are few things more wasteful than having your sprinklers operating when in the midst of a rain storm. With all of the rain that we had, it’s safe to say that you can leave those sprinklers off for a few more days. California still faces a drought, no matter how much rain fell.

Cleaning How to Clean the Interior of an Automobile Interior Leather Cleaning

Most of us spend a lot of time inside our cars. Keeping your car’s interior clean is more than a matter of pride. It’s a health issue. Dirt contains grit and chemicals that can be harmful to breath and eat away the surfaces of your car’s interior. Generally speaking, the same procedures and products that you use at home work quite well in your car.

Clean the interior before you do the exterior. The most effective thing you can do is vacuum the seats first, remove and clean the floor mats, and then vacuum the carpets. Dust the dashboard, rear window shelf, and other surfaces, and use swabs or a toothbrush to get into A/C vents, around dashboard knobs, and other tight places. Aerosol cans of air used for cleaning cameras and computers can force dust from tiny apertures.

Never use a dry rag or paper towels to clean the plastic lenses on instrument panel gauges. Small, dry particles of dust and grit can scratch the surface. If the lenses are clouded, use a plastic cleaner sparingly with a clean, damp terry cloth rag or sponge. Excess moisture can damage electronic instruments.

You can use the same products to clean car upholstery and carpeting that you use to clean your chairs, sofas, and rugs. Keep the following in mind:

  • Avoid using large quantities of water; you don’t want to get the padding under the fabric wet or rust the upholstery buttons, if there are any. Avoid sponges, working instead with damp rags wherever possible. If you think that you’ve gotten things too wet, use a portable hair dryer to dry the padding quickly and evaporate water from around buttons and seams.
  • To keep upholstery from fading and deteriorating, park the vehicle facing in a different direction as often as possible so that the sun doesn’t keep hitting the same surfaces. During dry seasons, keep a window or the sunroof open a crack to prevent heat from building up inside. It can dissolve fabric adhesives and crack vinyl seat covers.

Vinyl seats and interiors and plastic surfaces such as dashboards, steering wheels, and interior moldings usually respond well to water and a mild soap or dish detergent, but you may have to resort to special vinyl-cleaning products if you’ve let things get out of hand.

Protect all vinyl and plastic surfaces from sunlight and heat with products designed for those materials. While you’re at it, use them or a spray silicone lubricant on dashboards, weatherstripping, vinyl or rubber floor mats, and tires, too, to prevent them from cracking and drying out and to keep them supple. Avoid oil- and petroleum-based products that can damage vinyl and leave it brittle.

If you’re lucky enough to have leather seats in your vehicle, take care of them. If properly cared for, leather can last a long time but, like all skin, it dries out and ages prematurely if it’s not kept clean and moisturized. Follow this advice for caring for leather upholstery:

  • Use a high-quality product like saddle soap to clean and preserve leather seats. Neatsfoot oil waterproofs, softens, lubricates, restores, and preserves leather that has been cleaned first.
  • If you must park where the sun can get at your leather seats, lean them forward or drape something over them to protect them. If conditions are severe, think about installing window film that blocks UV rays. If this is impossible, take comfort from the fact that leather seats don’t get as hot as vinyl ones, so you can probably sit down on them without screaming.

Molds are everywhere! Out of doors, they are an important part of our natural environment. They contribute to the cycling of nutrients within our ecosystems by breaking down dead organic matter (leaves, trees, etc). Mold reproduction occurs through tiny spores. These spores are invisible to the naked eye and can make their way into your home or business through open doors and windows, heating, ventilation or air conditioning systems or by hitching a ride on you or your pet. In individuals with asthma who are allergic to mold, exposure can lead to asthmatic attacks. Research into the health implications of mold exposure is ongoing, but the prevention and eradication of mold within your home or business can eliminate these possibly noxious impacts.

The key factor in mold growth is moisture. The most common sources of indoor moisture are flooding and leaks from plumbing, roofs, windows, baths or sinks. Discoloration and warping on walls, floors or ceilings are a good indication that you may have a moisture problem. If you discover a leak or experience flooding, repairing the source and drying all water damaged areas or items as quickly as possible can save you and others from some potentially harmful side effects. Storm Damage Homeowners Insurance and Natural Disasters: What’s Covered by Your Policy? The strongest El Nino ever! Huge storm batters California with heavy rain, snow and possible mudslides.

Insurance claims associated with a natural disaster can be a bit more complicated than other home insurance claims. While your basic homeowner's insurance policy covers you for a variety of natural disasters and unexpected occurrences, there are others that are excluded.

A basic homeowners insurance covers:

  • Fire or lightening
  • Windstorm or hail
  • Riot
  • Damage caused by an airplane/vehicle
  • Smoke
  • Vandalism/malicious mischief
  • Theft
  • Damage caused by a falling object
  • Weight of ice, snow or sleet
  • Accidental overflow of water or steam or bulging, cracking or tearing from a fire sprinkler system, air conditioning system, heating system or appliance

Get at least two opinions on the replacement value of your home so that you can be sure that your policy will cover the cost of rebuilding should disaster strike.

What should you do in the event of a home water loss?

We want to inform our clients and readers on how to handle any situation from a major fire damage to tips on making your home smell fresh.

So what do you do when you find that you have a leak in your home?

Where do you begin?

Here are a few immediate steps to take if you have a leak or flooding:

  • Move any furniture that is in the affected water damage area to a dry place.  Water can be absorbed by wood, fabric and other materials that furniture is made out of.  This step is to avoid damaging the furniture.
  • Try to find the source of the leak to stop the spread of water.  If you cannot find the leak you should shut the water off to the home.
  • Call a professional plumber, HVAC company or the proper professional to fix the water leak. We will also help find the leak when our technician arrives.  We also have professionals that we work with that we can recommend if you do not know who to use.
  • Call an IICRC-certified firm.  Companies that are certified by the IICRC generally have more training experience and are more familiar with the standards for taking care of water damage. Get The Lead Out

Water Damage Get The Lead Out Lead is present in some foods, in particular imported canned foods, leaded crystal and some cereamic dishware.

Lead is a soft and malleable metal, which is regarded as a heavy metal and a poor metal, according to Wikipedia. Lead fume generation starts when lead is heated to about 900°F. The fume generation increases as the temperature increases. Torch cutting or welding on surfaces that contain lead will create lead fume which is why welding or torch cutting on painted surfaces should never be done.

Short term exposure can cause encephalopathy, or swelling of the brain.  Very high acute exposure can cause seizures, coma, and heart attacks.  Long term exposure attacks the nervous system, the kidneys, and blood forming tissues.  Nerves damage can also occur and is particularly devastating to children under six where lead can cause intellectual and behavorial deficites due to the brain’s exposure to this poison during key developmental phases.  Lead poisoning has also been shown to have adverse effects on the reproductive system.

No laughing matter

People are exposed to lead via lead-based paints in older homes, and children have been known to eat peeling paint, chew on paint surfaces, or come in contact with it during remodeling projects.  Contaminated soil from leaded gasoline or pollution from industrial sites and smelters are environmental transports for exposure to lead.  It is also present in some foods, in particular imported canned foods, leaded crystal and some cereamic dishware. Homes built pre-1930 may have lead water pipes and newer homes may contain copper pipes with lead solder.

Storm Damage Homeowners Insurance and Natural Disasters: What's Covered by Your Policy? Wind, Earthquake, Flood, and Fire all pose a problem in any Natural Disaster event.

 Insurance claims associated with a natural disaster can be a bit more complicated than other home insurance claims. While your basic homeowner’s insurance policy covers you for a variety of natural disasters and unexpected occurrences, there are others that are excluded.

A basic homeowners insurance covers:

  • Fire or lightening
  • Windstorm or hail
  • Riot
  • Damage caused by an airplane/vehicle
  • Smoke
  • Vandalism/malicious mischief
  • Theft
  • Damage caused by a falling object
  • Weight of ice, snow or sleet
  • Accidental overflow of water or steam or bulging, cracking or tearing from a fire sprinkler system, air conditioning system, heating system or appliance
  • Freezing of air conditioning, heating, plumbing, appliance of automatic fire sprinkler system
  • Accidental damage from artificially generated power surge

A basic homeowners insurance excludes:

  • Earthquake
  • Other earth movement (sink holes, landslides, etc.)
  • Floods
  • Other water damage (back ups or an overflow of your septic system or sump pump)
  • Hurricanes (check your policy if you live in a hurricane prone area)
  • Nuclear war or nuclear accident

In the instance of a natural disaster event, your entire community could be affected. When this happens, you may face additional stresses and complications not typically associated with other types of losses. We’ve compiled a few things every homeowner should know regarding natural disaster claims.

FEMA will only pay for temporary living expenses

If your home suffers damage from a FEMA declared disaster, claims still need to be made through your primary homeowner’s insurance company. FEMA aid may be made available to help homeowners with temporary living expenses, but it is not meant to help individuals rebuild homes.

One disaster can be categorized as multiple events 

If your home sustains damage from a natural disaster that occurs over several days, your insurance company may categorize these occurrences as multiple events and apply separate deductibles to each. Be aware when considering your funds for emergency situations.

Flood insurance has a 30 day waiting period

Flood insurance must be purchased separately AND has a 30 day waiting period. So, if that heavy storm system is headed your way, it’s already too late.

Claims following a catastrophe take a long time

Following a large scale event, insurance companies are inundated with claims and processing may take a bit of time.

Document everything!

Following a catastrophe, insurance companies often contract temporary adjusters to help deal with the high volume of claims. This means that you may deal with a variety of individuals throughout your claims process. Keep track and document everything so that your claims process can be as smooth as possible, regardless of who you deal with.

You may be underinsured 

Get at least two opinions on the replacement value of your home so that you can be sure that your policy will cover the cost of rebuilding should disaster strike.

Wildfires = Home fires

Insurance policies don’t differentiate between a wildfire and a regular home fire. The difference, unfortunately, is that wildfires often result in a total loss.

Fire Damage All You Ever Wanted To Know About Public Adjusters PA's will listen to fire scanners and show up at the same time as first responders.

The nature of accidents and disasters are unpredictable, unexpected, and always inconvenient. They are also part of life which is why home and business owners invest in insurance.

When shopping for insurance, the home or business owner can expect to review a proposed policy in a controlled environment, ask questions of an insurance expert – their agent – and make an informed decision based on this process. If a home or business owner encounters real-time structural damage from water, wind, or fire, among the first calls made is to the insurance company, right?  If a public adjusters (PA) is on the scene of a disaster, they will attempt to dissuade the rational, research-based decisions made in advanced by the policy holder and play on their primordial fears when they are at their most vulnerable.

PA’s have been known to convince the homeowner not to use their insurance company and engage them instead in order to navigate the remediation process.  This conversation happens while the homeowner is standing on their front yard in the middle of the night in a bathrobe with the family pet in their arms as they watch their earthly possessions incinerate.

Who are PA’s and how do they get into the mix?  The National Association of Insurance Commissioners define PA’s as “any person who, for compensation or any other thing of value, acts on behalf of an insured”.  Their main responsibilities include:

1. Determining values for settling covered damages
2. Prepare, document, and support the claim on behalf of the insured
3. Negotiate a settlement with the insurance company on behalf of an insured
4. Re-open a claim and negotiate for more money if a discrepancy is found after the claim has been settled

The payment scheme for PAs is a percentage of the claimant’s total settlement.  Some charge a flat percentage while others use a regressive scale (25% of the first $100,000, and 10% between $100,001-$200,000, and 8% over $200,001, for example).  It is essential for PAs to have a firm legal grasp on the division of responsibilities between insurance companies and policy holders (but whose to say if they do).

The California Department of Insurance licenses PA’s, and 44 other states have statutory regulations on them as well.

While there may be honest public adjusters with integrity, their overall reputation is unscrupulous.  They are known to listen to fire scanners and  show up at the same time as first responders – waiting until the fire department leaves to approach a homeowner.  A career bureaucrat at the California Department of Insurance declined to be interviewed but shared shocking off the record remarks about her experience with PAs.

At the homeowner level, PAs are middle-men when none are needed.  They take a large percentage of a claim that is not in dispute and prolong the process.  For example, if an insurance company plans to replace a refrigerator and a PA was involved, the PA will receive a percentage of the value of the refrigerator.  PAs try to engage with a homeowner before the insurance company can investigate, thus giving them more opportunity to pad the claimant’s loss and in turn increase their commission.

According to Captain Investigator Rob Sanberg, a 19-year veteran of the Redlands Fire Department, “During a disaster is not the appropriate time for a sales call.”  He recalls public adjusters contacting family members and neighbors of homeowners who have just experienced a disaster, often times before the homeowner has had the opportunity to tell them themselves.  “They do not have the right to do this and it’s insensitive”, says Sanberg.

So when would a public adjuster be used?  PAs can be of benefit on larger commercial claims when there are details and a lot of technical analysis in coordinating information.  However, they serve as a detriment to the claim adjustment process for smaller homeowner claims. “They are a disservice to the client by reducing their net recovery”, says a veteran National General Adjuster at a major insurance company.

If a policy holder does not like or trust their insurance agent, get another one before a disaster.

What do Insurance Agents Look for in a Restoration Company?

Over the years, Jeff Padgett has learned a great deal by listening to feedback from its insurance agents and adjuster partners in the business. Once such resource is Mr. Scott Manning, a veteran insurance agent based in Colton, California.  When someone who has been in the business since 2004 talks, Jeff Padgett listens.

When asked what the top five things an insurance agent looks for in a restoration company, here’s what this former motorcross/supercross athlete turned all-star insurance agent had to share.

Timeliness is huge. How fast can the restoration company get on scene to start cleaning up? After an initial call from a homeowner to their agent, they’ll often call back to report that water is still pouring out of the wall. More often than not, the insured do not realize that under their policy, they are responsible to mitigate the damage as much as they can. Particularly with water, the quicker the restoration company can arrive, the less damage the home or business is likely to experience.

Size doesn’t matter.  It’s critical for restoration companies to realize that no matter the size of an insurance claim, it is always a big deal to the homeowner and needs to be treated as such.

Communication.  It is essential for the agent to be kept in the loop, as they are the insured’s primary contact and will likely be calling them until their concerns or questions have been addressed.  Occasionally, an agent’s long-term clients turn into friendships, making their responsiveness to them personal.  Bad news is still news.

Follow through.  As obvious as this may sound, Manning looks for restoration companies who have a network of reputable subcontractors.  When a restoration company relies on subs to do what they say, when they say it will be done, it’s in their court to have the right team in place.  Most jobs call for specialty work and the more established local-based companies usually have the best feel for which subs can do what.

Quality of work.  While emergency restoration work is always disruptive, most insured are fairly reasonable. It is difficult to get a structure back to the condition it was before a major water or fire loss claim.  Most clients understand this, but what they find unacceptable is sub-par work and disregard for deadlines.  It is a high standard that the agent hears about loudly.  Respect the client’s time, the agent’s money, and get the job done right the first time.

Before & After A Storm

The first major storm of the winter is upon us, and now is a good time to make sure your home doesn’t have any leaks because mold spreads quickly.

If your home has an attic or ceiling, head there first. Look for obvious leaking signs or any water spotting. Survey the rest of the home to be sure you don’t have a problem.

Hopefully, you have already cleared out your gutters. If not, either get up on the roof yourself to remove the leaves that can cause a build-up leading to water finding its way into your home – or hire someone to do it. This is a common cause for leaks – during heavy rain, the water has to go somewhere, and its beyond frustrating, let alone expensive, when it gets into your house.

While you’re on the roof, if its shingled, inspect all of it to ensure none of the shingles have blown off. Given the recent wind storms we had, that’s always a possibility. If you have a chimney, make sure there are no gaps, and seal them as soon as possible if you find one.

Don’t forget to make sure your patio drains aren’t clogged from leaves. This time of year, a lot of trees are losing their leaves. With all of the rain, it’s possible the drain could get clogged.

Oh, and hopefully you also turned off your sprinklers if they are on a timer. There are few things more wasteful than having your sprinklers operating when in the midst of a rain storm. With all of the rain that we had, it’s safe to say that you can leave those sprinklers off for a few more days. California still faces a drought, no matter how much rain fell.
